About CircleRate

If you have ever bought a flat or a plot in India, you know the moment. The deal is nearly done, and someone asks, "What is circle rate here?" Nobody around the table is fully sure. The broker gives one figure, the lawyer gives another, and the government website opens a PDF that runs into hundreds of pages. We built CircleRate so that this question takes a minute to answer, not an evening.

Why we started CircleRate

Circle rate decides the least you will pay as stamp duty, the lowest value you can register a sale at, and sometimes how much income tax the seller pays. It matters to almost every property deal in the country. Yet finding the right rate is still hard work.

Every state publishes its rates in its own way and calls them by its own name. The lists are arranged by village and zone, often in long PDFs or slow websites, and the names in them rarely match the names people actually use for their area. Most buyers give up and go by whatever figure the broker quotes.

We felt this should be simple. You should be able to type the name of your area, see the official rate for each zone, and know what it means for your stamp duty. That is what we set out to build.

What you will find here

Everything on the site is free to use. You don't need to sign up or share your phone number.

Where our data comes from

Every rate on CircleRate comes from the official rate list published by the state government. We don't use listing prices, broker estimates or figures from other websites. We read each list line by line, match zones to the area names people search for, and convert the rates into a common format so they are easy to read.

We add a state only when its full list has been processed and checked. Until then, we show no rates for it, because a half-done list can mislead someone at the time of registration. We are adding states one by one, with the aim of covering all of India. The step by step details are on our methodology page.

Organising the rates this way takes a lot of work, so our data is not free to copy. Copying the data in bulk, building a dataset or app from it, or using it to train an AI model needs our written licence. The details are in our data licence terms.

What we are not

CircleRate is an independent website. We are not a government body, a broker or a builder. We don't sell property and we don't sell your details to anyone. Our rates are a guide to help you plan. On the day of registration, the Sub-Registrar office goes by the official list, so if a figure here ever differs from it, the official list is what counts.

Spotted a mistake?

We check our data carefully, but rate lists are long and mistakes can slip in. If a rate, a zone or an area name looks wrong, send us the page link and the official entry you are comparing it with. We will check it against the source and fix it. You can also write to us if your area or village is missing, or if you want us to cover your state next. Details are on the contact page.
