How Ready Reckoner value is calculated
Ready Reckoner value = Ready Reckoner rate × area. Maharashtra publishes the rate per square metre for flats, plots, shops, offices and industrial units, and per hectare for agricultural land.
Here is a real example. Suppose you are buying a 750 sq ft flat in Bandra West, zone 20/128. Ready Reckoner rate for flats there is ₹2,16,630 per sq m, about ₹20,126 per sq ft. 750 sq ft is about 69.7 sq m, so Ready Reckoner value comes to ₹1,50,94,189, or ₹1.51 crore.
The calculator gives the basic value: rate × area. The official guidelines can raise or lower it for things like the floor of the flat, a lift, the age of the building or a terrace, so the Sub-Registrar's final figure can be a little different.
Current Ready Reckoner rates
Maharashtra fixes its Ready Reckoner rates every financial year, from 1 April. On 31 March 2026, the state announced that the 2026-27 rates stay the same as 2025-26. The current rates took effect on 1 April 2025, when they went up by an average of 3.39% in Mumbai and 4.39% in the rest of the state. The calculator uses these rates across all 37,278 zones.
The official name for Ready Reckoner is the Annual Statement of Rates (ASR). Builders, banks and lawyers usually just say RR rate. If you have heard any of these names, this is the rate they mean.
Agricultural land and green zones
Farmland, green zones and some land on the edge of cities are rated per hectare instead of per sq m. One hectare is 10,000 sq m, about 2.47 acres or 98.8 guntha. When you choose agricultural land in the calculator, enter the size in acres, hectares or guntha and it converts the units for you.

The Sub-Registrar office can confirm which factor applies to your flat.
