New Jantri rate in Gujarat 2026: is it applicable yet?

What this guide covers

Has Gujarat’s new Jantri come into effect? As of 19 October 2026, no. Gujarat is still using Jantri rates that came into effect on 15 April 2023, which are the old 2011 rates, doubled. A new Jantri was put out as a draft in November 2024, but the government has not given the final go ahead. Until it does, the draft rates don’t count for anything.

So if you are registering a property today, your stamp duty is charged on the 2023 Jantri. You can check the rate for your area on our Gujarat Jantri rates page.

Where things stand today

Here is the quick picture:

How we got here

Gujarat brought in a Jantri on 18 April 2011, and then left it untouched for 12 years. Property prices kept rising, but Jantri stayed where it was.

On 4 February 2023, the Revenue Department announced that the 2011 rates would be doubled, starting the very next day. Builders asked for more time, and on 11 February the start date was pushed to 15 April 2023. From that day, the doubled rates came into effect, and they are still the ones in use.

Doubling was only a stopgap. Later in 2023 the state ran a fresh field survey across 23,846 city value zones and 17,131 villages to build a proper new Jantri. The draft came out on 20 November 2024, and people were asked to send their objections.

They did. By 22 January 2025, more than 11,000 objections and suggestions had come in, and about 6,700 of them asked for lower rates. The new Jantri was expected around April 2025, but it was put off. In December 2025, news reports said the government planned to bring it in by the end of January 2026. That date also came and went.

You may have seen “Jantri” in headlines in January 2026. That news was about the state no longer charging a Jantri based amount on government land given to municipalities for some civic works. It had nothing to do with the rates you pay stamp duty on.

What will change when the new Jantri comes in

We are not publishing the draft rates, because they can still change before the final notification. When the new Jantri does come in, the rates for each zone and type of property will change. The draft had higher rates in many areas, which is why so many people objected. Some zones may also be redrawn, because the draft was based on a fresh survey, so your survey or FP number could end up in a different zone from today.

Your stamp duty will go up only if the new Jantri value is more than your deal price. Stamp duty is always charged on the higher of the two, your price or Jantri value.

Here is a simple example. You are buying a flat for ₹60 lakh, and its Jantri value today is ₹45 lakh. You pay duty on ₹60 lakh, which at 4.9% is ₹2,94,000. Now suppose the new Jantri puts the value at ₹55 lakh. Your duty stays the same, because ₹60 lakh is still higher. It would go up only if the new Jantri value crossed ₹60 lakh.

What you should do now

If you are buying or selling now, go by the current Jantri. Find your zone on our Gujarat Jantri rates page and calculate your duty with the Gujarat stamp duty calculator. Don’t rush a deal, or hold one back, because of a date you read in the news. The rates change only when the government issues the notification.

If your registration is still pending when the new Jantri is announced, read the notification for its start date and any rules for documents signed before that date. Remember that in 2023 the start date moved by more than two months after it was first announced. When in doubt, ask the Sub-Registrar office which rates will apply to your document.

If you feel Jantri rate for your property is too high, you have options even after the rates are final. You can ask for the duty to be decided before you register, or appeal a valuation order. Our guide on how to challenge a stamp duty valuation explains both.

New Jantri rate: common questions

When will the new Jantri come into effect in Gujarat?

Nobody knows yet. It was expected in 2025 and then put off. In December 2025 news reports said it would come by the end of January 2026, but that did not happen, and no new date has been given.

Should I use the draft Jantri rates for my deal?

No. The draft rates are only proposals and can still change. Your stamp duty is charged on Jantri in use on the day you sign the sale deed, and today that is the 15 April 2023 Jantri.

Will the new Jantri apply to a flat I have already booked?

That depends on the rules in the final notification, which has not come out yet. Duty is calculated when the sale deed is signed and registered, so if your registration is still pending when the notification comes, check its start date carefully.

How many objections did the draft Jantri get?

More than 11,000 objections and suggestions by 22 January 2025. About 6,700 of them asked for lower rates.

Did Gujarat double all Jantri rates in 2023?

Yes. From 15 April 2023 the 2011 rates were doubled. Every Gujarat area page on CircleRate shows the old 2011 rate next to today's rate, so you can see the change for yourself.
