Where to find Ready Reckoner value
Ready Reckoner value is the rate for your zone multiplied by the built-up area of your flat. Open your district on CircleRate, for example Mumbai Suburban, Pune, Thane or Nagpur, go to your area and find your zone.
Ready Reckoner rates for 2026-27 are the same as 2025-26. If your agreement shows only carpet area, it is converted to built-up area with a factor of 1.1 or 1.2, depending on the area and year.

Maharashtra stamp duty calculator: common questions
Why is stamp duty 7% in Pune but 6% in Mumbai?
Both pay 5% basic duty and 1% metro cess. Pune, Pimpri Chinchwad, Thane and Nagpur also charge a 1% LBT surcharge, which Mumbai does not, so the total there is 7%.
Who gets the 1% benefit for women in Maharashtra?
A woman buying a home such as a flat, bungalow or row house, on her own or with other women. If a man is also a buyer on the deed, the benefit does not apply. The old rule that she could not sell to a man for 15 years was dropped in 2023.
Why is my registration fee only ₹30,000?
Maharashtra charges 1% as registration fee, but it stops at ₹30,000. So any property above ₹30 lakh pays ₹30,000, whether it costs ₹40 lakh or ₹4 crore.
What about Navi Mumbai, Kalyan or Vasai?
Corporations around Mumbai may also charge the 1% metro cess, so the total can be 6% or 7%. Ask the Sub-Registrar office for the exact rate, then choose the matching option in the calculator.
Did Ready Reckoner rates go up in 2026-27?
No. Maharashtra kept the 2026-27 rates the same as 2025-26. The last increase was on 1 April 2025.
