In Mehrun zone 7/169, the Ready Reckoner rate is ₹2,348 per sq ft (₹25,270 per sq m) for a flat, ₹232 per sq ft (₹2,500 per sq m) for open land and ₹2,955 per sq ft (₹31,810 per sq m) for a shop. So a 1,000 sq ft flat there has a Ready Reckoner value of ₹23,48,000 (₹23.48 lakh). Flat rates apply to built-up area.

Before you buy a commercial property in Jalgaon

  • Go by how the unit is used, not the building. A shop on the ground floor of a housing society still takes the shop rate, and an office on an upper floor takes the office rate.

Jalgaon has no single stamp duty rate. It depends on whether the property is in a municipal corporation, a municipal council or a village. Most other municipal corporations charge 6%, while councils and villages differ, so the Sub-Registrar office can confirm your rate. Women buying a home alone get 1% off, and registration is 1%, capped at ₹30,000.

How do I calculate Ready Reckoner value of my flat in Jalgaon?

Multiply your zone’s Ready Reckoner rate by your flat’s area. A 1,000 sq ft flat in a zone rated ₹2,115 per sq ft has a Ready Reckoner value of ₹21.15 lakh. Use the same unit for both: the per sq ft rate with sq ft, or the per sq m rate with sq m. Use the built-up area, not the carpet area.

Has Ready Reckoner rate in Jalgaon changed for 2026-27?

No. Maharashtra kept the 2026-27 Ready Reckoner rates the same as last year, so Jalgaon is still on the rates that came in on 1 April 2025. That year, rates went up by about 4.39% outside Mumbai on average.

Is stamp duty in Jalgaon charged on Ready Reckoner value or the sale price?

On whichever is higher. If you pay more than Ready Reckoner value, duty is charged on your price. If you pay less, it is charged on Ready Reckoner value. In Jalgaon, stamp duty rate depends on which municipal area your property is in.

Can I register a property in Jalgaon below Ready Reckoner rate?

Yes, you can. But you will still pay stamp duty on Ready Reckoner value, not on your lower price. The Sub-Registrar may also send the deed to the Collector to check the value, under section 32A of the Maharashtra Stamp Act. Sellers should also note that if Ready Reckoner value is more than 110% of the sale price, Ready Reckoner value is taken as the sale price for capital gains tax (section 50C, now section 78 of the Income-tax Act, 2025).

Is Ready Reckoner rate in Jalgaon for carpet area or built-up area?

Built-up area, not carpet. If your agreement only mentions carpet area, it is converted using a factor of 1.1 or 1.2, depending on the area and year. So a flat with 900 sq ft of carpet area counts as roughly 990 to 1,080 sq ft built-up. At Jalgaon’s average ₹2,115 per sq ft, that comes to about ₹21–23 lakh.
