Things to know about Amravati Ready Reckoner rates

How to find Ready Reckoner rate for your property in Amravati

  1. Find your CTS or survey number. In cities it is on your property card; in villages it is the survey or gat number on your 7/12 extract (satbara utara). Your sale agreement and Index II also show it. Amravati has 3,605 Ready Reckoner zones, described by roads and landmarks in towns and by survey number in villages.
  2. Open your locality. Amravati has 64 localities on CircleRate, grouped as Amravati City (58) and Amravati Rural (6). Pick a region in the locality list above, or type the name in the search box, for example “Gaothan Amravati”, “Shegaon, Amravati” and “Rajapeth”.
  3. Find your zone. On the locality page, match your address to a zone description, or type your survey number. For example, Gaothan Amravati zone 19.547.1/7 is described as “Biyani College Chowk to Vidyapith plots on the Road”.
  4. Read the rate for your property type. In Gaothan Amravati zone 19.547.1/7, the Ready Reckoner rate is ₹2,350 per sq ft (₹25,300 per sq m) for a flat, ₹502 per sq ft (₹5,400 per sq m) for open land and ₹2,938 per sq ft (₹31,625 per sq m) for a shop. Before you buy a commercial property in Amravati

  • Go by how the unit is used, not the building. A shop on the ground floor of a housing society still takes the shop rate, and an office on an upper floor takes the office rate.
  • The 1% lower stamp duty for women in Maharashtra is only for homes, so it does not apply to a shop or office.
  • Parking, a mezzanine floor or a shop that does not face the road can be valued differently. Our guide to the circle rate for shops and offices explains these cases.

Stamp duty in Amravati, with a 1,000 sq ft example

Amravati has no single stamp duty rate. It depends on whether the property is in a municipal corporation, a municipal council or a village. Most other municipal corporations charge 6%, while councils and villages differ, so the Sub-Registrar office can confirm your rate. Women buying a home alone get 1% off, and registration is 1%, capped at ₹30,000.

Duty is charged on the higher of your agreement value and the Ready Reckoner value of the property. Our guide to stamp duty and registration charges in Maharashtra covers the women buyer benefit and other costs.

Worked example: a 1,000 sq ft flat in Amravati

Take the average flat rate across Amravati district, ₹1,931 per sq ft of built-up area.

Ready Reckoner value₹1,931 × 1,000 sq ft = ₹19,31,000 (₹19.31 lakh)
Stamp dutyDepends on your municipal area: each 1% of duty is ₹19,310 on this value
Registration fee₹19,310 (1% registration fee, capped at ₹30,000)

If your agreed price is higher than ₹19,31,000, stamp duty and registration are charged on the price instead. Upper floors in lift buildings and older buildings can change the value under the ASR guidelines.

Amravati Ready Reckoner rate FAQs

What is Ready Reckoner rate in Amravati per sq ft?

For a flat, the average across Amravati district is ₹1,931 per sq ft (₹20,790 per sq m). But the exact rate depends on your zone, and zones here go from ₹1,533 to ₹10,582 per sq ft. Open your locality to see the rate for your zone. The government publishes the rate per sq m; we have converted it to sq ft for you.

How do I calculate Ready Reckoner value of my flat in Amravati?

Multiply your zone’s Ready Reckoner rate by your flat’s area. A 1,000 sq ft flat in a zone rated ₹1,931 per sq ft has a Ready Reckoner value of ₹19.31 lakh. Use the same unit for both: the per sq ft rate with sq ft, or the per sq m rate with sq m. Use the built-up area, not the carpet area.

Has Ready Reckoner rate in Amravati changed for 2026-27?

No. Maharashtra kept the 2026-27 Ready Reckoner rates the same as last year, so Amravati is still on the rates that came in on 1 April 2025. That year, rates went up by about 4.39% outside Mumbai on average.

Is stamp duty in Amravati charged on Ready Reckoner value or the sale price?

On whichever is higher. If you pay more than Ready Reckoner value, duty is charged on your price. If you pay less, it is charged on Ready Reckoner value. In Amravati, stamp duty rate depends on which municipal area your property is in.

Can I register a property in Amravati below Ready Reckoner rate?

Yes, you can. But you will still pay stamp duty on Ready Reckoner value, not on your lower price. The Sub-Registrar may also send the deed to the Collector to check the value, under section 32A of the Maharashtra Stamp Act. Sellers should also note that if Ready Reckoner value is more than 110% of the sale price, Ready Reckoner value is taken as the sale price for capital gains tax (section 50C, now section 78 of the Income-tax Act, 2025).

Is Ready Reckoner rate in Amravati for carpet area or built-up area?

Built-up area, not carpet. If your agreement only mentions carpet area, it is converted using a factor of 1.1 or 1.2, depending on the area and year. So a flat with 900 sq ft of carpet area counts as roughly 990 to 1,080 sq ft built-up. At Amravati’s average ₹1,931 per sq ft, that comes to about ₹19–21 lakh.
